$11,000 post contract variation.. What do I do?

    I guess it is a case of "Why did I go to Uni and take out student loans etc to get a good paying job when I could have been an excavator of rock and made more money more easily?"

    Hey @cliff - what sort of boat needs subterranean access to the boatshed? Have you bought a sub?

    If you have a loan, can too ask the bank to cover at least some of the cost? My recent construction loan included a contingency so when I got a PCV the bank added the majority of it to the loan amount.

    As mentioned check contract. sounds like you'll have to pay but don't rush out handing over cash! Check the rates in the contract, check what they've excavated, check the plans that they haven't excavated extra -that's their cost, also find out what machine they had, they didn't do a dodgy and swap a smaller machine to site to claim the extras once it got harder.
    The rate for rock may vary depending on site etc etc etc but 300-500/m3?? So around 30-40m3 roughly has been excavated on my rates

    No quotes required. It's in the contract as unforeseen and a rate provided. Geotech report at the beginning would have shown rock and you would have been bending over sooner, plus had the cash ready

    I could be wrong, but I'm guessing the chance of sub-surface rock would have been priced into your initial land purchase.
    If this is the case, it all evens out in the end.
