1 in 100 year flood zone - yay or nay

    I would suggest a thorough chat with the town planners and building dept at Council. Ask them what you asked us, and dont leave until you are certain you understand what they are telling you. Perhaps you can build there with a high-set house, perhaps it will be prohibitively expensive, who knows? I do not know this estate at all, unlike the area where we had our block. Does your mum have experience with renovating?

    Look at 1 in 100 as a 1% chance of flooding at any given time which where I live has occurred three times since 2007. Think about flood free access to and from the property as well as if habitable rooms will be affected. With climate change floods are only going to get more frequent so it’s a gamble.

    This... many think 1 in 100 means the chance of flooding is once in a hundred years. I used to think that's what it meant until probably ten years ago.
