If you paid cash you could use the equity to buy the acerage and keep both. Not the most ideal tax situation as the loan would be used to purchase...
If you did go down the path of converting the garage you could use some of the space to add an ensuite to the main bedroom.
I'm not sure there would need to be a discount for the front house. If I was buying a house and there was a vacant lot behind I wouldn't compare...
