        Hi Elvis. Yes I have an office in SYdney CBD. I charge a fee of $660 upfront to become a client and this includes a 2 hour consulation on the legal and tax side.

      Hi Terry,
      I purchased a house which can turn to duplex on Dec 15 at 1.45 mil.
      This property is currently renting out and I want to knock it down and build 2 duplex on year 2020.
      How can I claim negative gearing for about 2 years and turn it to my main residence?
      Can I keep both duplex as main residence ( I own one and my husband own the other)
      If I do so, when I sell it, do I still need to pay CGT?

      Hi Terry, did a quick search (thru 10 pages) and a specific search, what are the implications of CGT if you move into an IP making it your PPOR then later want to sell/downsize. How best to do it to avoid CGT. Cheers Stoffo

      Good morning Terry. I had sent this question to Colin Rice as I am new to the site. Colin suggested I contact you with the question.

      I am looking for commentary as to loans made by me as an individual to a family trust.
      Specifically:
      1. Can costs incurred ie. interest paid for the loan be gifted on my death to another primary beneficiary(ies)?
      2. How will that bequest be treated by the ATO?

      If I own a property with someone and refinance this property to buy that person out, would the interest on the new line of credit be deemed tax deductible? The property in question is not an investment property, but it is the security for an equity loan and a line of credit which have been used to buy IP's.

      Terry - Can you do a Tip on the issues with a sole member SMSF where the member is older and the issues with incapacity, inability for fund to operate and how a enduring POA may be restrictive etc. I'm seeing a extraordinary number of older members in this position trying to get control of their super in this appalling market and there are so many issues. P
