      Realy need your advice. I am looking at securing a block in wollert. Lyndarum North eastate on craigeburn east road due to be titled in March next year. This is second stage of release. 350 sqm around 220k, infrastructure yet to develop.
      Please advise me will it be a good buy with a lot of land to come.

        Sorry mate....bit delayed in the response. You are correct...the 450sq is better value in my opinion...the chances of splitting the 800sqm is slim..in a new estate.

      Intersting posts ,a post from sommersoft where your portfolio was 3.5m returning 5% .
      My question, would that be net ? Based on your strategy which I am doing myself and agree with,if that's net then based on buying yield at 7% your yield have grown?
      my question is ,did you by more H/L less strata or mixture ? And did go back through your portfolio and renovate and add granny flat to lift the yield .

      Have just joined and still getting used to the nuances of the site. I read a post of yours where you mentioned you are helping out with a Geelong based development. I am interested in the movement in Geelong. Have 2 properties here and whilst it doesn't get the "hotspot" strong growth is evident. Wondering if you have much info on this region?
