        I haven't build in a while last did 3 houses in pt cook. Just bought one in the north settles next 2 weeks. And doing some minor renos here and there

      Thanks for info. Also do you think a 322 is better than 321? i know 422 is ultimate but costs soo much to make any profit.

        322 is the best configuration purely as this kind location and build is for ppl who drive.

      thanks. do you know anyone who contracts site work? in truganina area or so? do you have any project in next 6 months?

        if you want to know how level ur land is or how much rock get a soil report . However these costs normally covered by the builder. Sites work best done by the builder as they will require it to be to their standard before putting the slab down. also avoids finger pointing if something goes wrong. nothing in this 6 months

        Note - if your land has lots of fill and some slope, expect approx. 20K. I have quotes from three builder for my land and it range from 16-23K

      Thanks for that!. do you know roughly how much site costs come up to? this means everything other than 99k package?

        normally site cost can be anything btw 5-10K as your site might have rock etc, soil tests. Also 99K price might exclude flooring and landscaping and driveways. i normally budget like 20-25K for extras more and thrown in better landscaping as it is crucial to maintain your house from soil movement. It all comes down to negotiations etc. LIke buying a car - extras like GPS, wooden panels etc

      how do you look for deals? is it calling them or any website?

        i normally have theage and the herald sun delivered to me on saturday. Any volume builder who is advertising a sale would put in in there. There is also websites that search volume builders based on prices. sometimes the specials are like 99K plus site cost for a 3x2x1 which really pretty good as Renos can cost more.

        I'm not actively looking but I do know Dennis family, 8homes and Burbank were the ones that have given specials. Wait for after Boxing Day possibly there will be deals out
