This is 3 miles north of University Dist @MTR ,
As you know I classify between # 1 - 10 based on the suburb location.
1 being the worst 10 being the very best.
This should be a 7/8 intermediary.

You can also see some newer homes (just one or two),
after all the trail of destruction subprime created in 2008,
new leaves in the fresh new chapter, ten years later.
And the beginning of the resurgence.
