      Btw, when our PM went to view this property on my request, there was a key purposely jammed into the locks and broken in half, so no one else can get in!
      Perhaps - an interested investor not wanting others to view this property - so he thinks!

      That my friends, would not deter my PM, she went back to her truck, got her tools and went to work. And 10 minutes later, after jiggling away - just as a surgeon would remove a blocked kidney stone - she got the foreign body out!

      In she went and inspected this beauty - it is a 3 bed 2 bath.
      Not as advertised as a 2 bed 1 bath, by some unhappy bank worker managing this foreclosure and waiting to get rid of it from his books.
      So here I am pulling an all-nighter (as many other recent ones) just to show my commitment to win this Keeper!

      What are the comps like, no need to disclose purchase price, but just curious, how this little one will stack up

      Rehab estimate - under 5,000
      Agent commission - 1,500
      Comps in the neighborhood - 45 - 55,000
      So is a decent return @MTR

      For a deal to be a "deal", I would want to ensure that it ticks 3 boxes:

      There is instant Equity on Purchase
      There is solid Positive Cash-flow during Hold
      There is Capital Gain on Sale

      a. Mainly to generate immediate Cash-flow (short-term) - Income that can replace a full-time job
      b. Capital Growth in the mid-term - in the next 3-5 years.
