Commercial property buyers agents

    Has anyone had experience using Investor kit to buy commercial property? They have a good reputation with their residential property buyers agent service but I don't know whether they have as much experience in the commercial space? Has anyone had a good experience with a commercial buyers agent? Any feedback on Rethink investing or Palise property for commercial property BA services?

    I have used Palise and Helen Terrant and have posted feedback here before if you search. Both had strengths and weaknesses and I'm happy with the end result for both.

    All the marketing fluff aside, the main benefit from a BA is the opportunity for off market deals rather than what just comes up on the real estate website. They also offer support for the process and from my experience better negotiation on a deal.

    From experience very hard to go past ReThink Investing. Have luckily dealt with Scott personally a couple of times but sure his people are just as good.

    Are you happy to share more about your purchases? How many CIP's did you buy through ReThink? What did you buy? How long have you had them? How are they performing capital growth and rent growth wise? Any vacancies? Was there anything at all that was missed during the due diligence?

    I have had a look back through old threads and there are pages and pages to troll through. I can't see any specific feedback on using Helen Tarrant or Steve Palise when I search using their names. Are you happy to elaborate further?

    The properties are both industrial sheds both at what would be now very entry level with location SE Qld since 2021 approx. Have performed very well in line with most industrial I assume over the last couple of years. DD was very good, nothing missed, being strata quite straight forward but needs to be done and they were all over it. One tenant just took an option of 3 years both with CPI increases. Just been a good experience, wish I purchased more from Scott in this price range.

    I listen to their podcast....they seem very experienced.
    Do you wish you started buying commercial 50 years ago now ?:)
